Hotel Bathroom Renovation: How a 500-Room Property Upgraded Its Washrooms
Hotel bathroom renovations rarely make the headlines, but they are some of the most important capital projects a property undertakes. Guests may not remember the bathroom fixtures, but they absolutely remember a noisy dryer, a dripping faucet, or a dispenser that runs out mid-week. This case study looks at how a large hotel property approached a full washroom equipment upgrade, based on the pattern we see across the hospitality projects we supply.
The starting point
The property in this example is a 500-room business hotel, roughly fifteen years old, with two wings and a conference center. The original washrooms were fitted with older warm air hand dryers, manual faucets and basic soap dispensers. By the time the renovation was planned, the property was facing four distinct problems.
First, noise. The hand dryers in the public washrooms were loud enough to be heard from the corridor, and guests in rooms adjacent to the washroom on each floor complained about the rumble during peak checkout hours.
Second, energy. The dryers were old-style 2,000-watt units that ran long per use. With heavy occupancy, the engineering department estimated the washroom dryers alone were a meaningful line on the monthly utility statement.
Third, water. The manual faucets in public washrooms were regularly left running, and the property could not get a handle on consumption.
Fourth, guest perception. The property was due for a brand standard refresh, and the washroom equipment was part of that. The dated fixtures did not match the upgraded lobby and rooms.
The planning phase
The engineering team started by defining what the new equipment had to deliver. Their list looked like this:
- Noise below 70 dB at one meter for any dryer in or near guest areas
- Touchless operation for faucets and soap dispensers in public washrooms
- A consistent look across all public and staff washrooms
- Reliable after-sales support and easy spare parts access
- A payback story for the capital committee
They approached several suppliers, including us. What mattered in the final decision was not the lowest unit price, but the combination of certification, warranty terms, and the ability to supply dryers, faucets and dispensers as a matched set. Mixing three brands across a 500-room property means three spare parts inventories and three support contracts. A single supplier for the washroom equipment simplified all of that.
The equipment choices
The final specification settled on three product groups.
For the hand dryers, the property chose a low-noise jet model for the public washrooms and a compact warm air model for the guest bathrooms. This combination addressed the two different realities of the building. Public washrooms see concentrated traffic at checkout and break times, where the speed of a jet dryer prevents lines. Guest bathrooms see light use, and the quieter warm air unit fits the scale of a single bathroom without startling anyone at 6 a.m.
For the faucets, they chose AC-powered sensor faucets with a metering function in the public washrooms, and standard sensor faucets in the guest bathrooms. The metering function was a deliberate choice, it caps the run time per activation so a sink cannot be left running indefinitely.
For the soap dispensers, automatic infrared models throughout. The dose per activation is set once during installation, which brought two benefits the housekeeping team noticed quickly: the dispensers stopped dripping, and the refill interval became predictable.
What changed after the upgrade
The property tracked several metrics through the first year after the renovation. A few results stood out.
Energy consumption for hand drying dropped sharply. The new jet dryers in the public washrooms use roughly a third of the energy of the old warm air units per use, and because they dry in about a third of the time, the reduction compounds. The engineering department reported washroom electricity down substantially year over year, with the dryer replacement accounting for most of it.
Water consumption from the public washrooms fell more than they expected. The sensor faucets eliminated the left-running tap problem entirely. The metering function added a ceiling on top of that, and the combined effect was visible on the monthly consumption report within the first quarter.
Noise complaints related to washrooms essentially disappeared. The corridor-adjacent washroom noise issue, which had generated a steady trickle of guest comments, stopped. The property did not change the dryers in every location to the quietest possible model, but the low-noise jet units in the public areas were enough to solve the problem.
Guest feedback on the washroom experience turned positive. On the property’s guest satisfaction surveys, the washroom-related comments shifted from complaints to mentions of clean, modern, touchless facilities. The brand standard refresh was completed on schedule, and the washroom equipment was part of the story.
Lessons for other properties
If you are planning a similar project, there are a few things this property’s experience highlights.
Think about the whole room, not individual products. A washroom where the faucet, dispenser and dryer are from different suppliers with different sensor logic and different voltage requirements is harder to install, harder to maintain, and harder to troubleshoot. A matched set is simpler.
Match the equipment to the usage pattern. The same dryer model does not have to go everywhere. Public washrooms and guest bathrooms have completely different traffic profiles, and choosing accordingly saves money and noise.
Put numbers on the decision. The capital committee approved this project partly because the engineering team could show the energy math. Estimate your daily drying events, your current dryer wattage, and your electricity rate, and the payback period is a simple calculation.
Ask about after-sales before you sign. Five years into the project, the property will still be buying filters, sensor parts and the occasional motor. A supplier with an organized spare parts system and a clear warranty process is worth more than a slightly lower unit price.
